OFFERING: A 40 acre tract with improvements located ½ mile West of Geneseo, IL on Rt 6 to 1300E, ½ mile North to 2100N and ½ mile East or ½ mile West of Geneseo, IL. on Middle Rd (2100N) off Stewart Street.

LEGAL DESCRIPTION: NW ¼ of the NE ¼ of Section 20, T17N-R3E

TRACT I: approximately 31 acres of farmland with improvements. Improvements include house, garage, barn, chicken house, corn crib and a large Morton building. Soil types include Elburn and Plano. The farmland is subject to the existing cropland lease.

TRACT II: approximately 9 acres unimproved acres more or less in the North east corner of the property. This tract has a winding creek, pasture, trees, and a bluff for a building site.

TRACT III: a combination of tracts I and II.

TERMS & CONDITIONS: 10% down the day of the auction with the balance due on or before August 31, 2012. The successful bidder will be required to sign a purchase agreement immediately at the conclusion of the auction. Possession will be given at closing and a merchantable title will be provided. Taxes for 2011 are $2,057.72. Taxes will be prorated to the day of closing. The acreages and the value will be adjusted according to survey. Property is sold “AS-IS WHERE-IS” free of any expressed or implied warranties as to the condition of the property.
